Relief of poverty The benefit which flows from this purpose is the provision of practical assistance to meet the physical needs of those in the East Belfast area suffering from poverty. Skainos encourages the relief of poverty through the following: 1. The provision of premises to charitable organisations on favourable terms allowing them to carry
out their activities to relieve poverty by for instance providing meals to the elderly or providing more competitively priced childcare. 2. The use of apartments within the Skainos complex for social housing with rent at a rate which is below market value and below the rates charged to other tenants. The use of an apartment owned by Skainos on a reduced rate as a “move-on” dwelling for those who are homeless, prior to permanent accommodation being secured. Relief of unemployment The benefits which flow from this purpose are the provision of opportunities for individuals to train and be successful in obtaining paid employment locally, and a reduction in unemployment levels in the East Belfast area. For instance the favourable rental terms allow a Cafe within the premises to employ staff and also provide training opportunities for chefs to gain professional qualifications without fees. The provision of financial assistance, technical assistance or consultancy The benefits which flow from this purpose are the provision of opportunities for individuals to learn, train and secure paid employment locally, and the development in knowledge of those wishing to learn from Skainos’ experience. As noted above, Skainos provides financial assistance through reductions in rent charged. This in turn allows for training and employment opportunities to be provided in both ventures. Skainos also provides consultancy services through organising “walk-round” tours of its facilities for churches and community groups who are considering setting up similar urban regeneration projects. During these tours, representatives from Skainos discuss the social and community benefits which flow from this project, and share their advices, knowledge and experience. The advancement of education, training or retraining, and the creation of training and employment opportunities by the provision of space for use on favourable terms The benefits which flow from this purpose through the provision of meeting rooms and conference facilities on favourable terms include: (i) The intellectual development and enhancement in knowledge of individual beneficiaries. (ii) An improved sense of well-being and increased self-esteem of individuals as they develop new skills, capabilities and knowledge. (iii) An increase in the job opportunities available in East Belfast, with businesses choosing to invest in this area of the city due to the availability of workspace on favourable terms. The benefits are evidenced in a number of ways: 1. The collection of primary data 2. The review of independently produced statistics 3. Informal feedback from beneficiaries 4. Independent monitoring by funders. In respect of all of the above purposes: 1. The beneficiaries are people living in East Belfast who live in an area of social and economic deprivation and specifically those who are living in poverty or who are unemployed, with people of all ages offered assistance. 2. We do not anticipate that any harm will flow from the purposes. 3. A private benefit to trustees may arise from our programme of ongoing training in good governance. Through this training trustees gain skills and experience which may be transferable to other settings. A private benefit also exists in respect of the favourable terms enjoyed by local community groups and charitable organisations letting facilities. These benefits are incidental and necessary to ensure that benefits are provided to our beneficiaries, and the accrued benefits of increased employment opportunities, skills & training and the relief of poverty outweigh any detriment that may arise.

Skainos operates as a landlord to a range of organisations delivering excellent and necessary services to local people. These services and programmes are designed to increase the life chances of local people and enable them to access services and opportunities in the wider city. Skainos provides facilities, resources and shared space for social,
economic and physical regeneration and community renewal for the people of East Belfast.Facilities are grouped around an outdoor "civic square" (Skainos Square) and includes 46 units of mixed tenure housing, retail space, a children's day nursery, a homeless hostel, a community hall, an auditorium, meeting rooms of various sizes and a community cafe. The building acts as a hub for local and regional voluntary organisations, a meeting place and a catalyst for community activity. There are regular meetings hosting those involved in peace building and cross community activities seeking to come up with local initiatives to cement peace in Inner East Belfast.
