Purpose 2 The direct benefits which flow from this purpose includes increased protection and preservation of the local community, promotion of family life with the provision of safe accommodation of a reasonable standard of living leading to less anti-social behaviour and possible hardship for future generations; promotion of social inclusion and community cohesion. Purpose 5 The direct benefits which flow from this purpose includes increased awareness of the need to protect and preserve the local community, promotion of family life and social inclusion leading to less anti-social behaviour and possible hardship for future generations. Benefits are evidenced through feedback from beneficiaries. This purpose does not give rise to any harm. The beneficiaries of this purpose are people living in Northern Ireland who require access to housing and accommodation. A private benefit to trustees may arise from our programme of ongoing training in good governance, finance etc. through this training trustees gain skills and experience which are transferable to other settings. These skills are incidental and necessary to ensure the benefit is provided to the beneficiaries.

What your organisation does

Northern Ireland Co-Ownership Housing Association Limited is a registered housing association under The Housing (Northern Ireland) Order 1992 and is also registered as an Industrial & Provident Society. We are regulated and funded by the Department for Communities in Northern Ireland. We help enable families and individuals who meet the criteria

for relief of those in need to have a home of their own through shared ownership. In doing so, we help build neighbourhoods and sustainable communities. We are a Do-It-Yourself Shared Ownership Scheme, (DIYSO), serving all of Northern Ireland. Operating since 1978, NICHA have helped over 25,000 households into home ownership. Purchasers take as large a share in the property as they can afford to start with, (e.g. 50-90%, known as the starter share), and they can increase that share at any time, (known as stair-casing).

Charitable purposes

The Association is formed for the benefit of the community. Its charitable objects shall be to carry on for the benefit of the community: A2.1 to carry on or to assist others in carrying on for the benefit of the community, the business of providing, assisting in and educating on the provision of affordable housing and associated services, to persons in need thereof and on terms appropriate to their needs, to help house people, including poor people or for the relief of aged, disabled (whether physically or mentally) or chronically sick people; A2.2 any other charitable object which is connected with or incidental to the provision of housing that can be carried out from time to time by a registered society registered as a charitable Housing Association under the Housing (Northern Ireland) Order 1992 and with the Commission.
