Public benefits

The direct benefits that flow from Purpose A are: Rural Housing Association provides housing and associated services for persons in need in rural areas. By doing so the Association provides accommodation for those people most in need on the Northern Ireland common waiting list who might otherwise be living in poor accommodation or be

homeless. Rural Housing Association provides housing and associated services for persons in need in rural areas. By doing so the Association provides accommodation for those people most in need on the Northern Ireland common waiting list who might otherwise be living in poor accommodation and/or dependant on welfare benefits for income or of modest means. The accommodation is provided using public subsidy and rents charged are at levels affordable to those of modest means. The Association provides direct advice to tenants, on welfare benefits and money management/debt counselling, who are in poverty or at risk of suffering poverty. By doing so the Association helps to alleviate poverty for those in disadvantage in rural areas by ensuring uptake on benefits, reduction of debt etc. The Association provides well-built highly insulated properties and provides solar panels to all its new properties. In so doing the Association helps alleviate fuel poverty for its tenants by reducing the fuel bills they have to pay. Rural Housing Association provides housing and associated services for persons in need in rural areas. The Association aims to provide housing in small rural areas. These developments provide much needed social housing in rural areas and help maintain or regenerate communities, providing pupils for local schools or income for local businesses. If no housing need is identified the Association will carry out latent demand testing with the local community to see if hidden demand exists, therefore aiding in the development of local rural communities. The Association, through its tenant participation strategy, provides support and aid to help form local tenant groups. In doing so the Association brings the local community together and provides a focal point for community development in small rural areas. The direct benefits that flow from Purpose B are: Rural Housing Association provides specialised housing in rural areas for the elderly and disabled. The Association will buy or develop accommodation specifically designed or adapted to provide facilities required by individuals or families in rural areas who have been identified through the Northern Ireland common waiting list. By doing so the Association provides appropriate accommodation to those in need who might otherwise be in poor accommodation not suitable to their needs or mobility requirements Rural Housing Association provides major and minor disabled adaptations to its properties as required. By doing so the Association helps elderly tenants to remain in their homes and ensures they are suitable for their needs and mobility requirements. These benefits are evidenced through feedback from our tenants e.g. we carry out an annual tenant survey and we meet with tenant groups. We are also independently evaluated and regulated by the Department for Social Development who provide feedback on our services through ongoing monitoring and inspections. We don’t believe any harm will arise from these purposes. A private benefit to trustees may arise from our programme of ongoing training in good governance, finance etc. Through this training trustees gain skills and experience which are transferable to other settings. These benefits are incidental and necessary to ensure the benefit is provided to our beneficiaries.

Rural Ensures customer/tenant satisfaction with the standard and quality of our housing management service by actively

engaging with tenants and the local community. Rural strives to improve the quality of our property services to residents living in our accommodation This is achieved by: Providing a fast, efficient and cost effective repairs service, including major repairs, planned and cyclical works, adaptations, and servicing programmes and developing a robust repairs and maintenance strategy, including policies and procedures that meet statutory, legal and contractual obligations Ensuring customer / tenant satisfaction with the standard and quality of the repairs and maintenance service by actively engaging with tenants. We increase the level of housing provision and, where appropriate, secure other services for people in need This is achieved by: Continuing to develop housing in rural areas. We maximise the potential of all human, financial and material resources and promote the work of the Association to enhance our profile and reputation This is achieved by: Providing excellent financial services Ensuring all statutory returns and audits are completed on time, Promoting good governance and services to Board member,s Providing excellent services for staff, Ensuring all policies and procedures are relevant and up to date, Promoting quality and equality initiatives Promoting the work of the organisation

Charitable purposes

The objects of the Association shall be: (a) To carry on for the benefit of the community, the business of providing housing and any associated amenities for persons in necessitous circumstances upon terms appropriate to their means. (b) To provide for elderly people in need thereof housing and any associated amenities specially adapted designed or adapted to meet the disabilities and requirements of such persons.
