Public benefits

The Association provides quality, affordable housing and other support services to people in need. This means more people have access to higher quality housing at low rents and to support services in times of need. The Association also provides additional support services to certain tenant groups, predominantly the elderly, meaning they can

maintain their independence while at the same time knowing the additional support services are there to fall back on. The Association promotes community development by: developing accommodation in urban areas where housing need has been identified and promoting good neighbourhoods through its housing policies, based on the principles of equality and respect for diversity. This means the areas we are involved in benefit from a greater community spirit, thereby reducing anti-social behaviour. Tenants sign up to these principles and are encouraged to abide by them. Tenants are also encouraged to involve themselves with the Association through different platforms, such as Board membership, tenant forums and surveys. The tenants are, therefore, involved in the decision-making process through having representation on the Board and being requested for their views and opinions in tenant satisfaction surveys. This fosters the community based ethos of the Association and ensures services are provided that benefit the community, for example, providing advisory services on claiming benefits and allowances. The Association provides, in certain cases, funds for local people in need of specialised equipment through its welfare fund-raising that would otherwise not be available. The Association promotes quality, inclusivity and equality throughout the different aspects of its work ensuring all members of the community have access to its services. The Association also provides employment opportunities for the local community meaning individuals can create a better future for themselves and their families. The benefits arising from our activities are demonstrated through feedback we receive through annual tenant satisfaction surveys and from tenants and community workers involved with the Association’s Board. This feedback demonstrates the satisfaction levels the community has with the standard of housing provided, the additional support services provided and the employment opportunities available. The Association’s rents are amongst the lowest in the sector as demonstrated in publicly available performance data published by the regulatory body, the Department of Social Development. The activities of the charity should not lead to any harm to anyone. A risk register is maintained where potential risks are assessed and controlled. The charity’s beneficiaries are the general public who are tenants of or use the properties and support services provided. A private benefit to trustees may arise from our programme of ongoing training in good governance, finance etc. Through this training trustees gain skills and experience which are transferable to other settings. These benefits are incidental and necessary to ensure the benefit is provided to our beneficiaries.

Charitable purposes

Objects A2 The Association is formed for the benefit of the community. Its objects shall be to undertake for the benefit of the community: A2.1 the business of providing housing, accommodation, assistance to help house people and associated facilities and amenities for the prevention or relief of poverty or for those in need by reason of age, ill health, disability, financial hardship or other disadvantage; A2.2 any other charitable object that can be carried out by an Industrial and Provident Society registered as a housing Association by the Department.
